Sterling Properties and AST Development today announced that the New Jersey Builders Association (NJBA) has named Verdana Howell, the joint-venture partnership’s hugely successful rental enclave in Howell Township, N.J., “Community of the Year.”

Bestowed during NJBA’s Sales and Marketing (SAM) Awards banquet on March 27, the prestigious “Community of the Year” award recognizes Verdana Howell’s position as the best-in-class rental community in New Jersey.

The NJBA is the leading trade association for the construction industry. Members include residential and commercial builders, developers, remodelers, subcontractors, suppliers, engineers, architects, consultants and other professionals. The SAM Awards honor the most creative and successful sales and marketing initiatives in residential marketing, architectural design, remodeling and individual creative achievements.

In addition to being named “Community of the Year” among rental communities with an average base rent under $2,000, Verdana Howell was honored with four other prominent SAM Awards: “Best Home with an Average Base Rent Under $2,000,” “Best Clubhouse/Recreation Amenities in a Rental Community,” “Best Sales Office for a Rental Community” and “Best Big Idea Award – Marketing Strategy for a Rental Community.”

“These awards are a reflection of the dedication and hard work of the entire Verdana Howell team,” stated Rosanne Brooks, director of sales and marketing for Sterling Properties. “We’d like to thank the NJBA for recognizing the momentum we have established in the New Jersey apartment market. We are extremely proud of this honor and will continue to strive to cement Verdana’s position as the most sought-after rental community in the Garden State.”

Added Shane Sorrano, project executive at AST Development: “We’ve prided ourselves on being innovative in our approach to the marketing of Verdana Howell, and these awards are validation of that commitment. As we strategically work to communicate the community’s appeal to a wide a cross-section of renters including single professionals, young couples, empty nesters and families, it’s gratifying to have NJBA recognize our efforts.”

With private entrances, balconies/patios, nine-foot ceilings, ceramic-tiled kitchens featuring shaker-style wood espresso cabinets and quarts countertops, ceramic-tiled bathroom floors, designer carpeting, stainless steel appliances, full-size washers and dryers and more, Verdana’s one- and two-bedroom residences are attracting a wide range of renters.

At the heart of the community is the Residents’ Club, which further sets Verdana apart from other rental enclaves. Featuring a state-of-the-art fitness studio, billiards and clubroom with Wi-Fi, the Residents’ Club raises Verdana’s luxury lifestyle quotient by providing residents with a private retreat in which they can work, relax or socialize. In addition to the Residents’ Club, Verdana residents enjoy access to various high-end outdoor amenities including an outdoor pool, tennis court and tot lot.

Consisting of 22 two-story, garden-oriented buildings, Verdana Howell offers spacious floor plans ranging from 750 to 1,306 square feet and boasting attached garages (per plan), individual controls for gas heating and central air conditioning and pre-wiring for cable TV, Internet and security alarm.

What a joke. First they give out only one year leases, so you know your rent is going up the second year. State of the art fitness studio? 4 or 5 machines for all those residents? I looked at the model and when I was in it I heard this loud humming. When I asked what it was I was told it was just someone using their vacuum upstairs. Nice touch when you are trying to sleep. Oh by the way if you have a dog larger then a 10 lbs its going to cost you an extra $50 a month. You can keep it.

What a joke is right. You can chalk this story up to an advertisement for themselves. That's all.
