Thinking about Buying? Get Your Finances in Order First

If you have been thinking about buying a home here are several tips that will help you get your financial house in order first.

• Develop a household budget, based on your actual spending including the unexpected and extras that you are not willing to give up.

• Reduce your debt, figure in all of your set monthly expenses for car loans, student loans, and credit card balances. Keeping your debt below 8-10% of your monthly net income should give you a reasonable amount of money left for the mortgage.

• Increase your income by securing a raise if you are due one, or even taking another job temporarily to help pay down debt or qualify for a higher mortgage amount.

• Save a set amount of money each paycheck for your down payment. Find some ways to cut down arbitrary spending-cutting back on eating out, and entertainment is a good way to find a little extra money.

• Stay in your current job if possible, mortgagers are looking for stability when it comes to income, 1-2 years in the same job at the least.

• Pay your credit cards and other bills on time! It matters and will show that you are responsible. Check your credit history and have any incorrect information removed.

They may seem basic but many first-time and even experienced buyers may not take these steps in advance when they can still make a difference. But whether you are looking long term or sooner to buy-it’s never to late to get started!
