Upgrades? Update? And This Weeks Closed Sales

Many times Home Owners ask me whether they should do certain upgrades or improvements to their home before they list it to be sold. Although any home can sell if it is priced correctly for it’s condition,  sometimes a small improvement can help it show better, take less time on the market to get an offer and get a better offer. Many buyers simply do not want to deal with having to do a lot of work once they move in and prefer it to be move-in ready or close to it.

Below is the top ten list of upgrades or features that a buyer is willing to pay extra for (above the median price in the area) to get in a home. Some of them are major investments and I do not recommend that unless you are planning to stay in your home for several years longer. What you may need to spend to get the others varies with your selections. In all cases be careful in what you choose to upgrade, they return may not be as great as you may think. Choose classic not trendy, and use a licensed contractor when necessary with proper permits.
