It has been a little more than a year since the Howell Zoning Board of Adjustment narrowly denied an application to build a Quick Chek convenience store and gas station at the corner of Route 33 and Colts Neck Rd. Since that time the zoning has changed in the area making those kinds of projects a permitted use in the HD-3 zone. At Thursday night's Planning Board meeting a similar plan was approved by the board. The proposed plan also includes a traffic light at the intersection which both boards said was a priority for the project. Monday evening's zoning denial was the first opportunity local residents had to air concerns
Residents used the first opportunity for public comment on a Quick Chek convenience store and gas station application to air their concerns before the zoning Board of Adjustment on Monday. After nine hearings, Monday's session was the first to feature public comment. Several residents spoke before the board ended up denying the application. First to speak was Daniel McGee of East Francesca Court in Howell. He noted he is a licensed engineer who lives in the area and had attended nearly all of the nine hearings. “I am against this application,” he said firmly. “The main reason for this is because a gas station is not permitted at this site. A Quick Chek convenience store and gas station will not be built at the corner of Route 33 and Colts Neck Road, despite a majority vote in favor of the project. The applicant failed to achieve five affirmative votes Monday from the Howell zoning Board of Adjustment, which denied the project by a 4-3 margin. A supermajority is necessary to pass the use variances sought by Quick Chek, which was before the board for the ninth time Monday. This past Monday evening, the hearings for a proposed Quick Chek in Howell continued as attorney Henry Kent-Smith, of the firm Fox-Rothchild LLP, concluded his testimony for the convenience and gas location. At the five prior meetings on this matter, Kent-Smith, representing Quick Chek and the location’s owner, Dale Long, talked about the need for a traffic light at the corner of Route 33 and Colts Neck Road. This light would alleviate traffic near the desired location for the Quick Chek. A use variance to construct a gas station and convenience store was brought in front of the Zoning Board on Jan. 31.
Applicant Quick Chek and owner Dale Long came in front of the Howell Township Zoning Board during a special meeting on Jan. 31. This is the third time the applicant has been in front of the board seeking a use variance and preliminary and site plan to construct a full service convenience store and gas station, originally coming to the board on Sept. 27 and Nov. 8 of 2010. The proposed Quick Chek would be located at the corner of Route 33 and Colts Neck Road, located within the HD-3 zone. The 2.7 acre lot is officially called Lot 49 on Block 185.
