Traffic concerns raised at first meeting
At Monday's meeting of the Howell Zoning Board of Adjustment the table was set for what could be an extensive and contentious hearing for a hotel at the intersection of Route 9 and Northwoods Place. Applicant Leonard Solondz told board members he was not able to secure a major brand for a hotel on Route 9 until there was some assurance the application would be approved. "No one wants to engage until they know that the town is willing to accept a hotel use on this site," he said. "Past history on this site has given everyone a moment's pause." Incoming students to Monmouth University may soon have a new option for housing, as the West Long Branch Zoning Board of Adjustment heard a case on Thursday evening for a new residence hall to be built on the campus. The new residence hall would be built on what is currently Lot 6 at Monmouth University, directly across from the school’s library. According to the architect in charge of this project, Mykhaylo Kulymych, this would be a three-story residence hall. “Along with the three floors, there would be a ground floor that would have a laundry, storage area, lounge and a bookstore annex,” Kulymych noted. Will remain open during renovation
For motorists driving down Route 9 South, there will be a familiar location with a new look in the near future following Monday night's zoning board. The application by a local McDonald's franchise got approval to give the restaurant some more modern amenities for a fast food establishment that has been in town for close to 20 years. One of the biggest changes in addition to a brand new exterior look is a new set up for the drive thru. Unlike the current layout, once the work is done there will actually be two side by side lines for customers to place their order in before getting their food. Monday evening's zoning denial was the first opportunity local residents had to air concerns
Residents used the first opportunity for public comment on a Quick Chek convenience store and gas station application to air their concerns before the zoning Board of Adjustment on Monday. After nine hearings, Monday's session was the first to feature public comment. Several residents spoke before the board ended up denying the application. First to speak was Daniel McGee of East Francesca Court in Howell. He noted he is a licensed engineer who lives in the area and had attended nearly all of the nine hearings. “I am against this application,” he said firmly. “The main reason for this is because a gas station is not permitted at this site. Applicant fails to get supermajority of board to grant use variance for gas station, convenience store
A Quick Chek convenience store and gas station will not be built at the corner of Route 33 and Colts Neck Road, despite a majority vote in favor of the project. The applicant failed to achieve five affirmative votes Monday from the Howell zoning Board of Adjustment, which denied the project by a 4-3 margin. A supermajority is necessary to pass the use variances sought by Quick Chek, which was before the board for the ninth time Monday. Board members expressed concern with the potential impact of constructing the store and gas station, which would have required a use variance due to the area's zoning restrictions. A 109 room property is SMALL! Don't let 4 stories scare you into thinking it is large. The traffic caused by a hotel of that size with the exception of exiting banquets won't even touch the volume of traffic bought by Walmart, Lowes, Pathmark and the list goes on and on.
